What is an Owners Corporation?

An Owners Corporation is a Strata scheme, each owner of a unit within a Strata complex is a member of the Owners Corporation. If you sell your unit, you will no longer be a member of the Owners Corporation and the new owners will be a member.

Why do I need a Strata Manager, can owners manage our Owners Corporation ourselves?

Self-managing can often be stressful as there are two intricate pieces of legislation within the ACT that governs the functions and responsibilities of the Owners Corporation. It is best that you have a Strata Manager who is an expert at ensuring your building is complaint with the legislation and can ensure you hold the right insurances required. The right Strata Manager will fit in with your building seamlessly, which will allow you more time to enjoy living in your building.

Do I need to attend Owner Corporations Meetings?

It is recommended that Owners take the time to attend Annual and General Meetings when they occur, as this will help to keep you informed of what is occurring within the Owners Corporation. The best functioning Owners Corporations have Owners that participate in meetings by attending or submitting an absentee or proxy voting form.

I am passionate about seeing improvements at my building, what should I do?

The right Strata Manager is always happy to hear from Owners who are passionate about their building and will welcome speaking to you via phone or email on any suggestions that you may have. If you have the time, you may wish to consider joining the Executive Committee by electing at the Annual General Meeting.

I want to become an Executive Committee Member, how do I join?

To join the Executive Committee, you will need to elect at your Annual General Meeting. Your Owners Corporation may ask that you submit information about yourself prior to the Annual General Meeting, so all Owners can see why you would be a valuable asset to the Executive Committee.

How do I check my levy balances, view meeting minutes or other important documents relating to the Owners Corporation?

You can check your levy balance, view Annual and General Meeting Minutes, as well as access your Sinking Fund Forecast at any time on the Owners Portal. If you do not have your login details, please contact your Strata Manager so that they can assist.
